IV.       CONTRACTOR SELECTION: Contract periods shall run for at least one year, concurrent with the Summit Village fiscal year which is from July 1^st until the following June 30^th. Requests for bids shall be distributed to two or more interested, licensed contractors in the area and shall contain the copy of this policy. Contractors shall be required to submit their sealed bids by a specific date after which no more bids will be accepted. Contractors with a past poor performance history may be excluded from the bidding process list. The selection process shall be administered by the Association Manager. Bids will be opened by the Association Manager after the deadline and obtain any required clarifications directly from the bidder. The bids and the Manager's recommendation will be presented to the board at the next regularly scheduled meeting and a selection will be made. The Board will normally, but is not obligated to, select the lowest bidder who meets the required performance specifications.

V.       PERFORMANCE SPECIFICATIONS: The Contractor will remove snow and sand from all of the paved private property belonging to the Association.

A.        It is our policy to maintain the following areas in a passable condition at all times.

1. Bigler Circle.
2. Tina Court Parking Lots including the "769 Tina Court Building and the Dumpster Area.
3. Gary Lane.

B.        Parking area snow removal operations will be initiated and continued as needed in an effort to keep accumulation from rising above six (6) inches.

C.        All residents of the Association will be asked to park on paved areas. This will include all areas maintained by the Kingsbury General Improvement District.

D.     Summit Village, Inc. will clear their parking areas in the Kingsbury General Improvement District after the District has cleared and maintained their right of way.
